is open 7 days a week, but office hours may vary slightly
depending on the season. Please call for specific office

will have correct holiday rates. However, you may also
check with our reservations office for correct rental

Island Realty, Inc. Reservation Agreement: Terms and Conditions
THE UNDERSIGNED GUEST AGREES WITH ISLAND REALTY THAT:
1. Payments: Personal checks will not be accepted less than 30 days prior to arrival. Final payment is due 30 days PRIOR to arrival. We also accept MasterCard, VISA, Discover and American Express.
2. Taxes and Fees: Taxes and fees are not included in quoted rates. 11 &1/2% state sales tax, state and local accommodations taxes and fees, plus an 8% reservation fee are added to all rentals. Tax rates are calculated according to state sales tax, state and local accommodations taxes and fees and local laws in force at the time of the Agreement. Guest is responsible for payment of all applicable taxes in effect at time of occupancy.
3. Agency: Island Realty is acting solely as agent for the Owner.
4. License: Guest is NOT a tenant and has
acquired no leasehold in the property. Guest is a Licensee
of the Owner pursuant to S.C. State Code 45-2-20 et. seq. The term "rent" is used for convenience only.
5. Cancellation Policy:
A. GUEST CANCELLATIONS MUST BE IN WRITING. If you cancel your reservation, your entire reservation deposit will be held until the property has been
re-booked and confirmed for the same use period
for the same rate. There are NO exceptions. If the
property is re-booked for only part of the use
period or for less rent for the reserved days, the
deposit will be refunded minus any uncollected rent
for the use period. All guest cancellations are
subject to a cancellation-processing fee of 10%
of the rental rate ($100.00 Minimum).
B. A property that is unacceptable to the guest is deemed
a cancellation by the guest.
C. Island Realty may cancel this reservation if, in
its sole opinion, it is in the best interest of
the Owner.
D. Island Realty is not responsible for the weather
or other Acts of God and there will be no refunds.
E. Our Travel Insurance protects you from losses
you may incur because of unforeseen circumstances,
such as illness, injuries, and MANDATORY
hurricane evacuations. (If you choose to not occuppy your property because of a VOLUNTARY evacuation, you will NOT receive a refund.) Travel Insurance
must be purchased prior to final payment and no later than 30 days prior to arrival. We recommend that you purchase this insurance. Please refer specific questions about coverage to 1-888-409-7749. (Product #008085 P2).
6. Comparable Property: Island Realty reserves
the right to change the property reserved to a comparable property. Advance notice will be given if time
permits.
7. Occupancy
A. Guest agrees to restrict occupancy to the numer and class of occupants listed on the front side of this document.
B. Guest agrees to comply with the check-out time or be subject to a late departure fee of up to one night's rental. If the property is not vacated by check-out time, Guest hereby consents to Island Realty removing all occupants and their belongings. or be subject to a late departure fee of up to one night's rental. If the property and disposing of all belongings at Guest's expense and risk of loss.
C. ABSOLUTELY NO PETS ARE ALLOWED unless the
property description specifically approves pets. If pets
are found in a property that does NOT allow
pets, all monies will be forfeited and you will
be required to vacate the property.
D. This Agreement may not be transferred or assigned by the Guest.
E. ABSOLUTELY NO HOUSE PARTIES, YOUTH GROUPS,
FRATERNITIES, WEDDINGS, RECEPTIONS, MEETINGS OR
PARTIES ALLOWED. ISLAND REALTY DOES NOT RENT TO
STUDENTS OR GROUPS OF STUDENTS UNDER ANY CIRCUMSTANCES,
EVEN IF A PARENT OR LEGALLY RESPONSIBLE ADULT MAKES
THE RESERVATION. IF SUCH A GROUP OCCUPIES OR ATTEMPTS TO OCCUPY THE PROPERTY, IT WILL BE REQUIRED TO IMMEDIATELY VACATE AND THERE WILL BE NO REFUNDS.
F. Guest authorizes Island Realty employees
and contractors to access the property when Island
Realty determines that it is necessary.
G. Motor homes, trailers, boats and motorcycles
are NOT allowed in Wild Dunes Resort or at any condominium property. Motor homes
and trailers may not be connected to the utilities and may not be occupied when parked at the property.
H. Island Realty makes reasonable efforts to insure
that our properties are ready for our Guest's arrivals.
However, due to the seasonal nature of our business,
all properties may not be cleaned by check-in time. No
refunds will be given should this occur.
8. Disturbance: Occupancy and use of the
premises and amenities shall not be in a manner
that disturbs residents or other Guests. If any Guest creates a private or public nuisance, Island
Realty has the right to terminate this Agreement and require that all Guests vacate, with no refunds.
9. Claims: Guest agrees to hold harmless and indemnify Island
Realty, the Owner and their agents from any loss or damage, including attorney's fees, incurred as a result of any and all claims, demands, causes of action, suits, judgements, fines or penalties arising out of Guest's use or occupancy of the property.
10. Additional Fees and Charges:
A. Damages: Guest agrees to be responsible
for all damages and excessive cleaning expenses resulting from Guest's use or occupancy of the property.
B. Returned Check Fee: A $25.00 Returned Check
Fee will be charged if a Guest's check is returned
for any reason.
C. Enforcement: Guest agrees to pay all court costs, and reasonable attorney fees incurred by Island Realty in the enforcement of its rights under this Agreement.
11. Maintenance/Housekeeping:
Island Realty is not responsible
for air conditioning or any other appliance that
fails to operate properly or for other maintenance
issues, including, but not limited to, pest control
and housekeeping. Guest
agrees to notify Island Realty as soon as a maintenance or housekeeping maintenance or housekeeping
problem is noticed. Breakdowns, other maintenance
issues and housekeeping issues will be repaired or remedied as soon as possible. No refunds or compensation will be given.
12. Pest Control: Because we are located in
a low-lying area, pest control services are performed
regularly. To keep the pest population under control,
Guest agrees to allow pest operators access to
the property.
13. Personal Items: Island Realty is NOT responsible
for any personal property that is lost, stolen, damaged
or left behind. A $25.00 retrieval fee will be charged to search for personal property left behind,
and if found, the items will be returned at Guests'
expense.
14. Damage Deposits:
Cash damage deposits
will be refunded by U.S. mail within 15 days of
departure and will include invoices for any damages
or cleaning expenses. Credit card damage deposits
are not actually charged unless damage or excessive cleaning
is required. In that event, invoices and credit
card receipts will be mailed to Guest.
15. Advance Reservations: Reservations made before the beginning of a calendar year on a property that
does not yet have set rates, require a 50% deposit based on the prior year's rates and are subject to price adjustments, owner's right to occupy, and adjustments in amenities. Guests will be notified of final rates and availability as soon as possible. Guests may elect to accept new rates and terms, and pay the balance due for a 50% deposit or cancel the reservation without penalty. Failure to agree to the new terms within 15 days of notification or failure to send the remaining balance due on the 50% deposit will result in cancellation of this Agreement and Guest will receive a FULL refund. If the rates have been set for the following year, then normal deposit and cancellation policies apply. (See #5)
16. Errors: Errors in pricing and descriptions sometimes occur. Guest will be notified of any error and
if, in the opinion of Island Realty, it substantially
changes the terms of the Agreement,
Guest may cancel the Reservation within 5 business
days after receiving such notification and Guest
will receive a FULL refund.
17. Governing Law; Severability:
This Agreement shall be interpreted and enforced according to the laws of the State of South Carolina. The invalidity or unenforceability of any one or more provisions of this Agreement shall in no way effect any other provisions.
18. Sullivan's Island: Guests are required to sign
the Town of Sullivan's
Island Addendum
which is part of this Agreement, and return it to Island Realty
along with this Agreement.
19. Isle of Palms Properties: Guests are required to sign the City of Isle of Palms Addendum which is a part of this Agreement, and return it to Island Realty along with this Agreement.
ADDENDUM
TO RESERVATION AGREEMENT FOR UNITS LOCATED IN THE TOWN OF SULLIVAN'S ISLAND
Because of the residential nature of Sullivan's Island,
certain laws protecting the desirability of this area
have been enacted. The following laws will be enforced:
- The
speed limit is 25 unless otherwise posted and is strictly
enforced.
- No
motorized vehicles are permitted on the beach including
golf carts.
- Camping
is prohibited on the beach.
- Cans
and glass bottles are prohibited on the beach. Plastic
is permissible.
- Alcoholic
beverages are prohibited on the streets, in recreation
areas, or on the beach.
- Please
dispose of all trash in the proper containers provided
at beach accesses.
- Fires
are prohibited on the property, on the beach, or in
the dunes.
- Oceanfront
properties must leave outside lights off that can
be seen from the beach from May 15th to October 1st
for the protection of nesting loggerhead turtles.
- It
is illegal to pick or destroy sea oats. They help
preserve the dunes.
- No
pets are permitted in rental properties.
- No
house parties, (no exceptions).
- Each
property has a sleeping capacity. The maximum number
of occupants allowed is 12.
- Each
property is only allowed, on the premises, at any
time, no more than double the sleeping capacity with
a maximum of 24.
- Fireworks
of any kind are illegal and prohibited.
- Please
use outside trash receptacles that are provided for
each property and make sure they are properly secured,
animals will get in and make a mess.
- There
are no lifeguards on the beaches, swim at your own
risk. Please observe warning signs that are posted.
- Use
only beach access paths.
- Please
observe the noise ordinance from 12:00 a.m. to 7:00
a.m.
- Parking
is permitted on the property only, not on the streets.
Parking is limited to the number of cars that will
fit in the driveway.
These ordinances are mandated by the Town of Sullivan's
Island and it is important to observe these rules as
failure to do so could result in possible fines of up
to $500 per day. A copy of this ordinance is posted
in every property.

ADDENDUM TO RESERVATION AGREEMENT FOR UNITS LOCATED IN THE CITY OF ISLE OF PALMS
The City of Isle of Palms recently enacted a series of ordinances and has increased enforcement of previously existing ordinances in an effort to balance the needs of year-round residents with the needs of short-term vacationers. This addendum is not intended to be a substitute for the actual ordinances, but a brief summary of what we consider to be some of the major regulations that our guests should be aware of.
1. The city limits the maximum number of persons allowed on rental property at any time. Please check with Island Realty since stricter limits probably apply to your rental.
2. The maximum number of overnight occupants is stated on page one of the reservation agreement.
3. The maximum number of vehicles allowed on the property overnight is stated on page one of the reservation agreement.
4. From 10:00 p.m. to 10:00 a.m., no loud noises (voices, stereos, etc.) are allowed.
5. Fireworks are prohibited year-round, including July 4th and New Year's Eve.
6. No alcoholic beverages are allowed on the beach or streets.
7. Dogs may only run free on the beach from 5:00 a.m. to 8:00 a.m., with the owner present with leash and control over the dog. Dog excrement must be picked up (take a baggie with you) and disposed of properly. ABSOLUTELY NO PETS ARE ALLOWED ON THE PROPERTY UNLESS YOUR RESERVATION AGREEMENT SPECIFICALLY ALLOWS PETS.
8. No littering. Yellow trash barrels are provided on the beach by the City.
9. Waste Collection: Please refer to the collection schedule posted at your property. Do not roll out carts as Island Realty provides this service.
10. You are responsible for yourself and all guests at your rental unit, whether they are just visiting or staying overnight. You and your guests may be cited for any ordinance violations. The maximum sentence is a fine of $500 or thirty days in jail, or both, for each offense.
11. A "NOTICE TO RENTERS" FORM REQUIRED BY THE CITY IS PROMINENTLY DISPLAYED INSIDE YOUR RENTAL PROPERTY. IF YOUR PROPERTY DOES NOT HAVE ONE, PLEASE CALL US AS SOON AS YOU CHECK IN.
I agree to be bound by the above provisions. I further agree that I will be
responsible for any fines levied against the owner, Island Realty or me as a
result of any violation by me or any other guest at the property.

Dewees Island Rental Information
Check out time is 10 AM. ALL RENTERS
checking out must leave on or before the 10:30 AM ferry.
Please return your keys to our office.
Check in time is between 3 PM and 7 PM (May
1 to September 1) and between 2 PM and 5 PM (September
2 to April 30). The ferry leaves Wild Dunes on the hour,
but you must be at the ferry 15 minutes before the hour.
THE FERRY WAITS FOR NO ONE. Late arrivals
must be arranged 48-hours in advance, and must be within
ferry operating hours. Please let us know what time
you will arrive so the ferry can expect you. The cost
for late arrivals is $25.00 per hour.
All
family members and guests must be registered with Dewees
Island. There is a three-car parking limit in the
Ferry Parking Area at the Wild Dunes Marina.
Dewees Islanders are committed to protecting and nurturing

So that future generations may still experience the
natural beauty of the Island, the Dewees Property Owners
Association (POA) has adopted a list of principals and
regulations. Please read and adhere to the Dewees Island
Constitution, a copy of which is attached and in each
property.
When you step off the boat onto Dewees, you essentially
step into a wildlife refuge. Please treat all of the
Island's wildlife with respect, deference, and courtesy,
and do not feed, hurt, attempt to tame, or disturb them.
Do NOT put trash, groceries, etc. outside or on the
porches.
Dewees Island Reservation Agreement

be paid prior to your arrival. There is also
a $41.50 first-time escort fee.

as agent for the Owner. Guest is NOT a tenant, has
acquired no interest in the property, and is a Licensee
of the Owner of the property.

are found in a unit that does NOT allow pets,
all monies will be forfeited and you will be asked
to vacate the property.
D. This Agreement may not be transferred or assigned.
E. ABSOLUTELY NO HOUSE PARTIES, YOUTH GROUPS,
FRATERNITIES, WEDDINGS, RECEPTIONS, MEETINGS OR
PARTIES ALLOWED. ISLAND REALTY DOES NOT RENT TO
STUDENTS OR GROUPS OF STUDENTS UNDER ANY CIRCUMSTANCES,
EVEN IF A PARENT OR LEGALLY RESPONSIBLE ADULT MAKES
THE RESERVATION AND/OR PAYS THE RENT. If such a
group attempts to occupy one of our rental properties,
ALL MONIES WILL BE FORFEITED AND THEY WILL BE ASKED
TO VACATE THE PROPERTY IMMEDIATELY.
F. Guest authorizes Island Realty employees and/or
contractors access to the property when Island Realty
determines that it is necessary.

harmless for any accident or injury whatsoever that
may occur on the rental property during occupancy.

Additional Fees and Charges:
A. Damages: Guest agrees to be responsible
for all damages and/or excessive cleaning caused
by members of Guest's party and agrees to pay all
costs that exceed the damage deposit.
B. Returned Payment: A $25.00 Returned Check
Fee will be charged if a Guest's check is returned
for any reason.
C. Collection: To the extent permitted by
applicable law, Guest agrees to pay all court costs,
collections costs and reasonable attorney fees incurred
by Island Realty in the collection of any monies
deemed owed to Island Realty pursuant to this Agreement.
D. Garbage: All trash and recycling is to
be, bagged, removed, and placed in the proper receptacles
at the main ferry dock. There is a $50.00 charge
per bag to remove garbage.

Repairs: Due to the difficulties of obtaining
service at certain hours (Ferry Schedule), Island
Realty is not responsible for air conditioning or
any other appliance that fails to operate properly
or for other maintenance issues, including, but
not limited to, pest control and housekeeping. While
NO REFUNDS WILL BE GIVEN, breakdowns and other maintenance
issues will be repaired or replaced as quickly as
possible. Guest agrees to notify Island Realty as
soon as a maintenance problem occurs.

Pest Control: Because we are located in
a tropical area, pest control services are performed
regularly. To keep the pest population under control,
Guest agrees to allow pest technicians access to
their rental unit.

Personal Items: Island Realty is NOT responsible
for Guest's personal belongings that are lost, stolen
or left behind, and we will not retrieve these items
for you. Please check your belongings carefully
before leaving the Island.

Damage Deposits: There is a $500 damage
deposit per reservation. Cash Damage Deposits will
be refunded by U.S. mail within 15 days of departure
and will include invoices for damages and/or cleaning,
if any. Credit Card Damage Deposits are not actually
charged unless damage and/or cleaning is required.
In that event, invoices and credit card receipts
will be mailed.

Golf Cart Privileges: All golf carts are
subject to all laws applicable to the operation
of a motor vehicle (DRIVERS MUST HAVE A VALID DRIVERS
LICENCE). No vehicles of any kind may be driven
on the beach or in salt water. Violation is subject
to a one hundred dollar ($100.00) fine and revocation
of the privilege. Any damage, malicious damage or
neglect to these carts will be deducted from your
damage deposit.

Watercraft: No jet skis or watercraft of
any kind may be brought to the Island or tied at
the Dewees Island docks.

Suggested Items: THERE ARE NO STORES ON
THE ISLAND. You will be transporting your belongings
by Ferry and Golf Cart. We suggest that you pack
lightly and go to the grocery store after you have
located your rental property and unloaded your belongings.

Satellite TV: Not all homes provide satellite
TV. Please check the description of the property
that you have reserved or contact our office.

Special Reservations: Reservations for the
spring, summer and fall seasons made before the
beginning of a calendar year on a property that
does not have set rates, require a $100.00 per week
deposit and are subject to price adjustments, owners'
right of first refusal and adjustments in amenities.
Guest will be notified of any changes and availability
by January 15th. Guest may agree to the new rate
and terms and pay the normal deposit to confirm
the changes. Failure to agree to the new terms within
5 days of notification and/or failure to send the
remaining deposit of 50% of the rent will result
in cancellation of the Agreement and Guest will
receive a FULL refund. If the rental rate has been
set for the next year's rental seasons, then normal
deposit and cancellation policies apply. [See
#4].

Article I: WILDLIFE
When
we step off the boat onto Dewees, we essentially step
into a wildlife refuge.The wild creatures here are our
neighbors, afforded the same rights and protections
as the humans of our community.
Treat all of the Island's wildlife
with respect, deference, and courtesy.
Do not feed, hurt, or attempt to tame
any of the Island's wildlife.
Let the alligators be.
Keep pets under voice or leash control.
Article II: FISHING
Dewees Island's fish populations are
blessedly abundant. Each of us must commit to stewarding
this resource and preventing its overuse to allow it
to increase and to ensure that it will continue to exist
abundantly for us and for future generations.
Limit yourself on each outing to catching
one meal's worth of fish.
Follow length limits, posted at each
dock.
Practice catch and release if not fishing
for food.
Article III: CRABBING
Practice crabbing courtesy so that
the Island's crustacean population continues to grow.
Learn to tell the difference between
male and female crabs. Do not take female crabs with
eggs.
Do not use crab pots in the Old House
Lagoon (Impoundment), only hand lines.
Take only male crabs.
Obey size limitations.
Do not use other people's crab pots
on the exterior of the Island.
Dispose of crab scraps in Dewees Inlet,
not in the Old House Lagoon (Impoundment) or garbage.
Article IV: BEACHES
Keep our beaches healthy and growing
by adhering to the following rules:
No carts on beach.
Cross dunes on foot at pedestrian crossovers
only.
Don't pick dune plants.
Please be conservative in collecting
shells.
Leave nothing behind, except footprints.
Article V: TRANSPORTATION
Our low-impact transportation system
ensures clean air and quiet both for us and the Island's
animals.
Be responsible for meeting the ferry
schedule.
Arrange for your cart requests well
in advance.
Return bicycles you borrow in the same
condition in which you found them.
Don't take carts which don't belong
to you or which have not been assigned to you.
Article VI: TRASH/RECYCLING/COMPOSTING
***Please be sure to remove all trash from inside and outside of the home upon departure. There is a $50. charge if Island Realty or Dewees must remove the trash left behind***
On a barrier island we have some unique situations. There is no trash pick-up, and we depend on all owners and guests to properly dispose of trash, recyclables and compost.
1. Trash - must be properly bagged in heavy black trash bags and must be brought to the Public Works disposal area (please ask for directions if you are unsure of the location). PLEASE CLOSE THE SLIDING DOOR to keep rodents out.
2. Recyclables - Please recycle to reduce trash on the Island. Recycle items must be properly bagged in heavy black trash bags and must be brought to the Public Works disposal area and placed in the blue wheelie bins. Following is a summary of items collected as recyclable on Dewees Island in coordination with Charleston County:
- Mixed: 3 colors of glass containers unbroken (clear, brown and green) - metal lids. Steel food cans, aluminum cans, aluminum foil, aluminum pie pans. #1 Plastics (PET) soda bottles, etc. #2 Plastics (HDPE) milk jugs, etc. (rinse & remove lids) - empty oil bottles (drained, with cap screwed on)
- Paper: Newspaper - Magazines - Junk Mail - Office Paper - Books (hard-cover and soft-back) - Glossy Paper (fax, magazines or inserts). No food contaminated paper, metal fasteners, Kleenex, paper towels or napkins.
- Cardboard: Corrugated Cardboard boxes (boxes must be broken down)
- Paperboard: items such as cereal boxes, soda can boxes, laundry detergent boxes, cracker boxes, cake mix boxes, tissue boxes.
3. Compost - bins are located at the Landings Building, Huyler House, and on the corner of Pelican Flight Drive and Lake Timicau Lane. Dispose of any biodegradable fruits and vegetables, scraps - but NOT fish or fish products, meat or meat products, or high fat items that take a long time to break down). Bio-bags (decomposable compost bags) are available for sale at the Nature Center.
Please close all containers properly to discourage animals from getting into the bins.
Please use the trash dumpster for bagged trash only and the wheelie bins for bagged recyclables only. There are wooden trash receptables located throughout the common areas of the Island for any loose trash.
Fish and shellfish: Please keep all bones and fish refuse separate from your trash. Do not put any fish or shellfish remains into the compost bins. Returning fish to the ocean at the main ferry dock is the best way to dispose of the remains. If you are able to do this right away, place remains in a bag and freeze until a later time when you can dispose of them properly (this eliminates odor).
Article VII: DISCOVERIES
Dewees Island is rich in history and
artifacts. Let's conserve all we find.
Each time you discover a significant
manmade or natural resource, turn it in to the Nature
Center for the Island's permanent collections.
Article VIII: PARTICIPATION
This Island is our home. Do what you
can do to make it better each time you visit.
Treat all people, animals, as well
as private and community property, with respect.
Learn as much as you can about the
Island while you're here.
Help to increase wildlife habitat.
Practice good stewardship.
Volunteer
with the Environmental Staff for community service.
